UPDATED: GOVERNMENT EXTENDS EVICTIONS BAN AGAIN UNTIL AT LEAST 31 MARCH 2021

The government has extended the tenant evictions ban once again until at least 31st of March 2021

This is an extension of the government measures to protect tenants during the lockdown. This runs alongside the six-month notice period that has already been put in place.

Landlords can still serve a Section 21 notice, which allows them to evict a tenant for whatever reason they like, or a Section 8 notice, which allows them to evict a tenant inside the fixed term of a tenancy. However, the section 8 notice can only be issued if the tenant has breached their tenancy agreement.

Under exemptions introduced at the start of 2021, landlords can now evict tenants who accrue six months of arrears in rent – even if it has been built up during lockdown.
